The Florida residential lease agreement is a legal binding contract between the landlord and the tenant, which is explicitly geared to help the two parties set terms and conditions.   • The security deposit the tenant should pay, and it should be returned to the tenant within 15 days once they move out.
  • The amount of monthly rent installment to be paid and on a specific date.
  • The amount of late charges fee to be paid in case the tenant does not payments on a specified date.
  • The forms of payment which can other be cash, personal check, money order or cashier’s check and the person payable to or the address to be mailed. The tenants are also supposed to use the given address to deliver their notices.


  • A list of services to be provided and paid for by either the landlord or the tenant. Any utilities not mentioned on the agreement are the responsibility of the tenant if they choose to use them. Upon expiration of the lease, the tenant should disconnect the utilities.
